Typical agents are not taught how to ADD VALUE to properties. Some will even say that to freshen up a property is a total waste of your time and money.

WE ARE FIRMLY OF THE OPINION THAT PRESENTATION IS EVERYTHING.  IF BY SPENDING $300 YOU CAN ACHIEVE AN EXTRA $1000, YOU SHOULD ALWAYS SPEND THE $300.

PRESENTATION TIPS THAT ARE LOW COST.

 

Basic repairs - replace rotten weatherboards, leaking taps, creaking floorboards, blocked gutters

 

 

Improve natural lighting - cut trees and bushes away from windows and doors, clean windows inside & out, replace 40W globes with 100W pearl globes, pull curtains/blinds right back to maximize light

 

 

Super clean your home like a professional

 

 De-clutter both inside & outside - purchasers should be able to freely walk around rooms, excessive furniture makes a room look smaller, tidy up the garage

 

 

Gardening - Lawns should be even and green - reseed bald spots, edges should be sharp and garden beds mulched with euci mulch not pine bark.

 

 

Add warmth and atmosphere -fresh flowers, open fire, pleasant cooking aromas, aircondition home 30 minutes prior to inspection time if temperature over 25 degrees
